The Associate Asset Manager will directly support a Vice President and a Managing Director across all aspects of asset management on behalf of the firm.

Responsibilities include:
• Prepare and track annual budgets, forecasts, variance analyses, business-plan assumptions, leasing projections, and quarterly reports for assigned assets.
• Monitor financial and operating performance, identify deviations from approved plans, and prepare analyses and recommendations for the senior asset management team.
• Prepare and submit accurate lender, partner, investor, and internal reporting, and track recurring requirements and deadlines.
• Prepare annual CAM reconciliations and other tenant recovery calculations in accordance with lease requirements.
• Review and summarize tenant leases, loan documents, and purchase and sale agreements; support due diligence and track key obligations, conditions, and dates.
• Coordinate with third-party property managers and monitor compliance with approved business plans, budgets, reporting requirements, and operating standards.
• Support capital improvement and tenant improvement projects, including budgeting, approvals, contracting, scheduling, and cost tracking.
• Coordinate leasing brokers, maintain leasing pipelines, analyze market conditions and comparable transactions, and support landlord negotiations.
• Prepare LOIs and support lease negotiations and documentation in coordination with senior asset managers and legal counsel.
• Maintain Argus models, asset valuations, and cash-flow forecasts using current operating, leasing, and market assumptions.
• Maintain complete and organized property records, including leases, loans, contracts, insurance, vendor, building, and emergency-procedure information.
• Perform research, financial analysis, and other strategic or asset-level projects as requested by senior management.



Requirements

• 4-year college degree required.
• 5+ years of asset management experience commercial property management
(office/retail/industrial/multifamily) handling various aspects of ownership and management, including property maintenance and repair, tenant improvements, tenant complaints, vendor contracts, lease administration and enforcement, etc.
• Knowledge and understanding of real estate law, finance, and accounting procedures
• Strong customer service and tenant relation skills 
• Extremely strong organizational skills, attention to details and ability to remain composed and flexible
• Self-motivated with ability to follow-through and exercise good judgment; creative, analytical, and resourceful
